BRiX HOST WORKFLOW

1. CHECK THE DATES
Open the Airbnb host calendar and confirm the requested dates are still available:
https://www.airbnb.com.au/hosting/calendar
If unavailable, reply promptly and do not create an invoice.

2. CALCULATE THE DIRECT QUOTE
Check the Airbnb price for the same dates and guest count.
Set the direct accommodation total, add the cleaning fee, and apply your chosen direct-booking discount where appropriate.
Decide whether the booking requires a deposit or full payment.

3. CREATE THE PAYMENT REQUEST
Open Stripe invoices:

Create or select the guest, enter the stay dates and charges, set the payment deadline, and copy the hosted invoice link.

4. HOLD THE DATES
When sending the payment link, block the dates in Airbnb while awaiting payment.
State the quote/payment expiry, normally 24 hours unless you choose otherwise.

5. REPLY TO THE GUEST
Use the saved Gmail template: BRiX – Direct Booking Quote.
Include the total price, deposit or full-payment amount, Stripe link, expiry time and relevant terms:

6. SET A FOLLOW-UP
In Gmail, add this enquiry email to Tasks and set it for the payment deadline.

7. CLOSE THE ENQUIRY
PAID: confirm the booking in writing and keep the Airbnb dates blocked.
NOT PAID: void the Stripe invoice, reopen the Airbnb dates and close the enquiry.

A direct booking is not confirmed until the required payment is received and BRiX confirms it in writing.

We usually reply within one working day.
